Rita Megawati; ”As a Leader, I am Ready being Unpopular”

PROPERTY INSIDE – When talking all about property business, we have endless ideas and optimism from Rita Megawati. All the ins and outs of how marketing the property is already mastered and understood by this mother of two children, a son and a daughter. Absolutely it’s because almost 18 years, she has dedicated herself into the world of property broker, a world of service business that benefit many people.

Property Inside has captured incredible impression when it had the opportunity to interview her. This beautiful woman exudes an aura of strong leadership. Rita is able to motivate her opponent in a conversation even without realizing it. Being straightforward and optimistic are the characters of a true entrepreneur who won LJ Hooker International’s Admiral Award.

From the long experience, which of course, is not an easy thing to achieved, Rita, however humble, pleaded not to be an ambitious in achieving great things in this business. She claimed just follow the flow and flow like water in developing the business. However, this time, she has eight LJ Hooker principal offices, two of which, LJ Hooker Gading Serpong and LJ Hooker BSD Serpong, are under her direct supervision.

Talked a lot about industrial property with Rita as if digging treasures endlessly. Many science, especially the marketing science can be gained from her. Though in early carreer life, Rita is an accountant. She worked as an accountant in the national automotive company, PT Astra International Tbk. But apparently, a calling to be a leader and entrepreneur is more powerful than working behind the desk. Here are the excerpts of our full interview;

How is your point of view about the property business, especially from marketing and broker that you are mastered about?

Actually there is nothing new from the marketing science and broker in this property. Just do how we want to improve ourselves potential. This is what I always emphasize to all my marketing agents. There is no superman and superwoman in this world. So eventhough how strong the network is and also the marketing capabilities, if there is no willingness to upgrade yourself, it will be difficult. Remember, too, listening is very important for a marketing agent. So listen to the needs of your clients and consumers and then focus on the solution, not the problem.

So, how should a marketing professional improves his/her marketing capabilities?

Again, I remind you, in the science about property is nothing new. But remember, our customers are constantly changing. Costumer’s like a cycle. There is always something new on costumer’s needs and desires. This is what we have to understand, plus in the midst of increasingly sophisticated information technology today. As a marketing agent must necessarily be able to follow it all. The point is willing to learn. Moreover, the costumer has different character. Do not confuse with your client’s character, you must improve your character first.

The point is, this business is building trust. How do we build the trust of our clients and costumers. To build trust, of course, we must continue to improve ourselves, for example sharpening our speech skills, improve performance with a lot of searching for informations, because knowledge is very important. Imagine, if this is done every day, automatically this will be improving the capability of a marketing agent. Naturally he/she builds better character and personality.

As a leader, what do you do so the leadership character can be absorbed in your subordinate?

To be honest, I actually never refuse people become marketing agents in the company that I manage. Of course it remains through the interview procedure, but I always accept all. Why do I do this? Because I believe that success is the right of all people. Just how each person is willing to try to achieve success. I always emphasize, if you have a dream to be someone who has been successful, have you done the things that person has done? If you haven’t done yet, your dream was just a dream without realization. Grow the courage to be successful, be confident that you are able to achieve it, that’s all.

Technically, what do you do to develop the marketing character?

Technically, I never even accompany them to meet with clients and consumers. Let them learn how to deal with it. If they are always accompanied, they would be spoiled, so how their personalities will be formed? As a leader, I am ready being unpopular, this is true reason for the common good. The leader must be prepared to be unpopular.

After your success in this service business, do you have any desire to build your own project as a developer?

Actually, we have done some projects since 2004, although not too many. Right now I am dealing with two projects with Singapore developer. For projects like this, we are as their marketer and consultant company representative, we coordinate how to target marketing strategies. Despite a lot of knowledge from these projects, I am not too ambitious to develop the business become a developer. Easy going, enjoy life. Yes, I have a desire in that direction, but maybe someday.
